    Directly opposite the house is a private  "dog friendly" park, with tennis courts, swimming pool and hot tub.

    Stay in a parklike setting with easy access to great restaurants, shopping and hiking minutes away.

    The house is a short 15 minute drive along picturesque Lincoln Drive to Scottsdale or a 5 minute drive to Biltmore Fashion Park. Everything is on the doorstep of this centrally located property.

    The details !

    This house is the larger 1488 floorplan on 2 levels. Due to the high ceilings and plentiful skylights, the house feels spacious, light and airy. In decorating the house we have tried to create an "uncluttered" contemporary, comfortable environment with every last thing you need to feel at home. Having rented many houses over the years we understand how frustrating it can be to arrive at a place only to find out the beds are old, the cooking equipment is "sub-par" or the technology doesn't work. 


    For this reason we have outfitted the house with quality furniture, great technology, new appliances and a kitchen stocked with great quality equipment. 


    Upstairs 

    Bedroom One - Master suite with King bed, en suite bathroom with shower / bathtub, walk in closet and balcony overlooking the golf course. 

    This room has a 43" Samsung smart TV with basic cable and surround system.


    Bedroom Two - Queen bed and plenty of closet space.  

    This room has a 43" Samsung smart TV.

    Laundry - New for 2024 - LG stacked washer/steam dryer 


    Downstairs 


    Kitchen - Gourmet kitchen with new stainless steel appliances, granite counter tops and Maple cabinets. Kitchen is fully stocked with good quality pans, knives, utensils, crockery and cutlery.

    Open Plan Lounge / Dining Area 

    This room has a 55" Samsung smart TV with full cable TV and surround sound. This room also houses the high speed internet hub for the whole house. There is also a touch screen security monitoring system in the dining area.

    Working fireplace with tools. 

    6 seat dining table with leather chairs.


    Outdoor spaces 

    There are patios at both the front and back of the house. The back patio has a 5 burner Gas BBQ and an outdoor dining table for 6 . The front patio has an outdoor dining table with seating for 4 and a wall fountain. Both patios are supplied with large sun umbrellas. 

    Amenities

    The townhouse is in the Biltmore Courts II neighborhood part of the Arizona Biltmore Estates. Its a gated community of approximately 100 dwellings. 

    Guest have full access to the 2 swimming pools, 2 hot tub spas and 3 tennis courts.

    The house is provided with one garage parking space attached to the house and an additional parking space across the road. The Biltmore Courts II complex sits in the middle of the public Biltmore Links golf course, the back of the townhouse overlooks the 12th hole of the course. There are many hiking trails around the property and you can easily walk to several restaurants and coffee shops nearby.

    Please note this is a medium or long term rental property and is not available for short term rentals. We do not rent to 3rd parties who want to sublet the house for short term rentals. 


    Minimum 3 month rental  3/1/25-10/31/25

    Minimum 4 month rental  11/1/25 - 3/31/26

     

    Monthly Rates:

    High Season - Dec 1st - March 31st - $7,250.00

    Mid Season - April 1st - May 31st / Oct 1st - Nov 30th  - $5,650.00 

    Low Season Jun 1st - Sept 30th - $4,000.00


    We are animal lovers too so please bring along your well behaved pets (cats or dogs please) 1 pet maximum per rental.


    Deposit - 1 Months rent + $300.00 additional cleaning deposit for pets.  


    Please contact us for discounted long term rental rates.


    The following amenities are included in the rental rate. 

    Cable TV, high speed internet, gardening, water, trash. 

    The owner will contribute $150 per month towards the electricity bill, any charges above this are the responsibility of the renter and will be billed monthly.


    A weekly cleaning service can be arranged for an additional charge. 


    There is an application fee of  $30 to cover administration cost / credit checks. This will be refunded upon payment of the first months rent.
